A WhatsApp bot for real estate agents and agencies
A WhatsApp bot for a real estate agent answers property enquiries 24/7 — price, size, floor, parking, move-in date — from the listings you uploaded, asks about area, budget and rooms, and books viewings in Google Calendar. Ariko answers only from what you wrote, and price negotiation goes to a member of your team. Building and testing is free.

What enquirers write — and what the bot does with it
- "Is the flat on Herzl Street still available? How much?"
- You upload your listings as an Excel or CSV file — address or area, price, rooms, floor, parking, lift, move-in date — and the bot answers from it. When a property is taken, you remove it from the file and upload it again; the bot knows nothing about a property you did not list.
- "Anything similar, up to 2 million, in the area?"
- The bot offers only listings that match what the person wrote, and asks for what is missing: area, budget, number of rooms, when they need to move. You can set in the rules which questions to ask, and the enquiry is saved on the leads board with the details collected.
- "Can I see it tomorrow after work?"
- The bot checks your Google Calendar, offers free times and books the viewing with the person's name. If you like, each viewing waits for your approval first, and the person gets a final confirmation only after you approve.
- "What is the arnona (municipal tax)? Is there a building fee?"
- If it is in the listing or the property details, the bot answers. If not, it says a member of the team can answer and offers to pass the question on.
- "Knock 100 thousand off and I'll sign"
- Negotiation, commission terms and legal advice are not a bot's job. You write a rule that sends every price offer and contract question to a member of your team, and check in the test chat that it does.
What it looks like in a chat
An illustration: a fictional agency, not a real customer. Its listings have price, rooms and parking, and nothing about flexibility on price.
Worth knowing first
- No connection to listing portals. Ariko does not connect to Yad2, Madlan or your agency's CRM. It answers from the list you uploaded, so you update it when a property comes in or goes.
- One calendar per agency. The bot books viewings in one connected Google Calendar. If each agent has their own calendar, talk to us first.
- Up to three upcoming viewings per person. So one enquirer cannot fill your week.
- On your website too. On paid plans the same bot can answer in your agency's website chat, from the same information. A chatbot for your website.
Frequently asked questions
How much does a WhatsApp bot for a real estate agent cost?
You build the bot and talk to it in the test chat on the Free plan, $0 — No WhatsApp connection. WhatsApp and website chat open on paid plans: Start $99 a month (1,000 messages, up to 2 users), Plus $149, Pro $199 and Max $399. Prices exclude VAT and are charged in shekels, and Meta's message charges are included. Full details on pricing.
Does the bot know which properties I have?
Only if you give it them. Upload an Excel or CSV file of your listings, or approve it to read the property pages on your website. It answers from what you give it and does not guess what is not there.
Can viewings be booked from WhatsApp?
Yes, in Google Calendar. The bot offers only free times, books, cancels and moves, and can hold each viewing for your approval before the person gets a final confirmation.
What happens when someone wants to talk to an agent?
When a customer asks for a person, the bot stops answering in that chat and you get a notification. When the bot does not know something, it says a member of the team can answer and offers to pass it on; when the customer agrees, the question reaches you. And you can take over any chat from the inbox at any moment and hand it back when you are done.
Can I keep the agency's WhatsApp number?
Yes, if the number is on the WhatsApp Business app. On a paid plan you connect it from the dashboard — log in with the Facebook account that manages the business and scan a QR code — and the app on your phone keeps working as before.
Does the bot understand voice messages?
Yes. Ariko understands voice messages and images — a screenshot of a listing too — and when someone sends several messages in a row, it waits a few seconds and answers them together.
